Tenant eviction and rent collection firm Landlord Assist explained that buy-to-let investors may push back plans to expand their portfolios until the economy shows signs of recovery.

While conditions have been favourable during the last 12 months, with tenancy demand outstripping property supply in many areas, the stalling financial situation may concern many landlords.

Commercial director at the organisation Stephen Parry said: “If the last recession taught landlords anything, it is that economic uncertainty also increases the likelihood of rent arrears and tenants defaulting on payments.”

He claimed that while some portfolio holders will look to take advantage of the market to secure new property, others will be wary of the potential for such issues and “bide their time”.

Meanwhile, managing director Graham Kinnear said “mixed messages” from banks about variable rates will also affect landlord confidence.
