			<content:encoded><![CDATA[<p>Letting agents may notice a slow down in the market in the forthcoming weeks, as it has been suggested the double-dip recession could make landlords cautious.</p>
<p>Tenant eviction and rent collection firm Landlord Assist explained that buy-to-let investors may push back plans to expand their portfolios until the economy shows signs of recovery.</p>
<p>While conditions have been favourable during the last 12 months, with tenancy demand outstripping property supply in many areas, the stalling financial situation may concern many landlords.</p>
<p>Commercial director at the organisation Stephen Parry said: &#8220;If the last recession taught landlords anything, it is that economic uncertainty also increases the likelihood of rent arrears and tenants defaulting on payments.&#8221;</p>
<p>He claimed that while some portfolio holders will look to take advantage of the market to secure new property, others will be wary of the potential for such issues and &#8220;bide their time&#8221;.</p>
<p>Meanwhile, managing director Graham Kinnear said &#8220;mixed messages&#8221; from banks about variable rates will also affect landlord confidence.</p>
