Buying a home can be a little daunting but don’t worry, we are here to help you find your perfect Galley Properties home. We have a number of ways to do this, from our latest mailing list to websites and social media, but however you prefer to search we are always available to guide you through the buying process.

 

Applicant Database:

 

By registering your requirements on our applicant database, we can let you know about properties you might like. The more information that you give us the easier it will be for us to find your perfect home.

 

Social Media and Websites and Property Portals:

 

Our properties are always updated immediately to the main property portals, our website and social media. So if you follow us on twitter and facebook you can be alerted as soon as an interesting property becomes available as well as tips for house buying. So wherever you decide to search you’ll be able to find the properties that suit you.

 

I’ve seen a really nice property, what do I do next?

 

Contact Galley Properties either by phone or email and we will arrange for you to see the property at a time to suit both you and the Seller. You will have a member of staff accompany you and that should be able to answer any questions that you may have. You will also be given a detailed brochure that will include a floorplan, energy performance certificate rating and other useful information about the property.

 

If you like the property then you will need to discuss making an offer with Galley Properties to forward to the Seller. Galley Properties will need to see that you have the means in place to support your ability to make the offer, (eg cash in bank or mortgage in principle). Don’t worry if you haven’t sorted your mortgage at this stage, we know some experts in this field and can give you their details.

 

Once the Seller has agreed your offer, we will need your Solicitors/Conveyancers details. Again, don’t worry, we can recommend experts to help you if you need one. The conveyances acting for both parties will then be sent details of the Sale Agreed.

 

What happens next?

 

If buying your home with a mortgage you will need to have your mortgage offer confirmed and arrange for a survey of the property that you intend to buy. Your solicitor will advise you of anything else that you need to do.

 

What you Solicitor will do on your behalf:

 

Week 1: Take instructions from Client – submit mortgage application

Week 2: Receive contract – request searches, raise enquiries.

Week 3-4: Receive replies to enquiries – receive searches – receive mortgage offer

Week 4-5: Sign contracts

Week 5-7: Agree completion dates.
